Paseo Approved in Coral Gables

Friday, October 30, 2015

The Paseo de la Riviera project has been approved in the first vote of the City Commission in Coral Gables. This $172 million mixed use real estate project is slated to be across from University of Miami and would consist of tearing down a Holiday Inn and building two towers accomodating 252 hotel rooms, 224 apartments, 4380 square feet of restaurant space, 14,094 square feet of retail space and a parking deck. While residents from the Riviera neighborhood which is its neighbor to the west oppose the project, many others are strongly in favor in order to make US 1 a more pedestrian friendly neighborhood.

Coral Gables has some of the best single family homes in Dade County and additionally has incredible condominiums that are in development. Paseo seeks to increase building height in the area, which would in turn also pave the way for other developers of retail, commercial, and residential properties. The project would further link University of Miami to the other side of US 1 and it has a park that would be more easily accessible to students and visitors. Faena House Record Sale and Real Estate Forecast

Thursday, September 24, 2015

Faena House holds a record breaking sale in condominiums in South Florida with a whopping $60 million sale of a 12,516 square foot penthouse. The apartment was sold for $4,794 per square foot, over $1,000 more than the previous record. It holds 8 bedrooms and includes a rooftop pool in addition to the incredible Faena amenities. This record exceeds all residential records by over $10 million and represents the sustained demand for South Florida real estate.

Many have speculated that the condominium prices would slow as world currencies have been unstable, however this sale shows that despite currencies, Miami and the new development market are still on the rise. The number of preconstruction condominiums in South Florida is growing consistently and we have witnessed projects selling out in record time, and at record prices. From Sunny Isles preconstruction to South of Fifth in Miami Beach preconstruction, foreign and domestic interests are continuing to buy. Interest rates remain relatively low, and these projects are often investment properties and they are spurring commercial changes in the Miami landscape as well. New restaurants, shopping, and cultural centers are putting Miami in league with larger cities. If you are interested in investing in Miami or purchasing preconstruction, please contact Miami Ocean Living today!

Fall Listing Tips from Miami Ocean Living

Saturday, September 05, 2015

Summer is officially over and Miami is preparing for what will likely be another incredible season, in real estate, and in events. We have seen an active summer in residential and commercial real estate sales and are seeing prices continue to increase with no sign of decrease in the demand for South Florida real estate. In order to take advantage of the season, sellers can gain a competitive edge with a few updates and tips for selling this fall. Condominiums and homes are both in limited supply, and we encourage all looking to sell to contact Miami Ocean Living today to take advantage of these favorable conditions for sellers.

Pumpkin Spice Appeal: While we may not have Autumn leaves, we can certainly offer the Autumn feel with scented candles in the classic scents of fall. Pumpkin spice, apple, and vanilla are classic fall scents and are great for open houses and listings. It is a simple tip and increases your enjoyment as well!

Curb Appeal: Give your yard or balcony a fall update with seasonal plants. Citrus trees do well in South Florida in the winter and also Orange blossoms have a wonderful fragrance. Whether you have a condominium or home, increase curb appeal with citrus, and of course if you have a home, clear dead branches and give your yard a fall update!

Decorate: Fall has so many decorative options that are non denomininational. Decorative gourds make excellent center pieces. Decorating for a season adds a sense of home and comfort for those viewing a home. While we do not recommend personal effects in a home during a showing, understated seasonal decorating is a big plus!
